Glomac introduces Serai, a 26ha mixed-development project in Saujana Utama

GLOMAC Bhd has launched Serai, a 64 acre (25.9ha) mixed-development project in Saujana Utama, Sungai Buloh, Selangor, aimed at providing affordable and practical housing.

The four-phase development has a gross development value (GDV) of over RM350 million and is designed as a low-density, community-focused enclave.

The first phase, Serai 1, features 112 two-storey terrace units with open-concept layouts on 20’ x 70’ plots, priced between RM654,220 and RM911,430. Each home includes a 13ft backyard and work-from-home (WFH)-friendly layouts with designated study spaces.

Glomac COO Zulkifly Garib said with a low density of 7.5 units per acre, Serai 1 has seen strong demand, achieving a 90% booking rate.

“The response to Serai 1 has been highly positive, with most buyers already signing agreements,” he said in a media briefing today.

Zulkifly added that while 90% of the township is already developed, Serai represents a strategic push to meet market demands for affordable, spacious and sustainable housing.

Following Serai 1’s success, Phase 2 will launch in April 2024 or earlier, offering 96 units of larger 22’ x 70’ terrace homes designed for growing families. The second phase will retain WFH features while enhancing overall designs.

The full Serai enclave will include 374 terrace units, and two commercial plots (Chendana 1 and 2) designed to complement the residential properties and enhance the overall liveability of the area.

Commenting on the target completion year for the whole Serai enclave, Zulkifly expects it to be completed within 10 years.

Notably, Zulkifly said high-rise developments are not permitted within the Serai project due to zoning restrictions.

“Infrastructure here does not support high-rise developments, and our intention was always to keep it as a landed property-focused community.”

Zulkifly said over 30% of the project area is dedicated to greenery, featuring a 6.6 acre central park, a 2.5 acre retention pond, jogging tracks and other recreational facilities.

“We’ve been re-planning our projects to ensure they align with current market trends. Serai @ SBCR reflects this effort and we’re optimistic about its continued success,” he added.

Located in the matured Bandar Saujana Utama township, Serai offers convenient access to schools, supermarkets, medical centres and major highways like the Guthrie Corridor Expressway, Damansara-Shah Alam Elevated Expressway (DASH),

Kuala Lumpur-Kuala Selangor Expressway (LATAR) and New Klang Valley Expressway (NKVE).

Situated close to UiTM Puncak Alam and Hospital UiTM, the enclave combines sustainability with accessibility, catering to families and professionals seeking affordable, spacious living.
